The steps to buying a tiny home on a foundation or a mobile tiny house: 

  1. Find your location first. This may be your backyard, a plot of land for sale, or someone else's land that you will rent for a long-term lease. 
  2. Determine zoning regulations: Review the local zoning regulations to determine if tiny homes are allowed and if there are any special requirements. **Looking for a tiny home on a foundation in Ontario? This step just got a whole lot easier for you.  Ontario now has a minimum dwelling square footage of 188 sq. ft. across the province as part of Bill 23.
  3. Choose a manufacturer: Choose a manufacturer that specializes in building manufactured tiny homes, like Teacup, that are compliant with local building codes and regulations. With our factory certifications, your tiny home will meet the building code for your location and it will be certified to CSA A277 of Z240-MH.  The certification will depend on what province you are in and what the municipality asks for. 
  4. When you start working with our team, we will begin by creating a set of blueprints for you, a building specification, and use our certified partners to help you create the proper drawings for your site installation and have them engineered.
  5. Obtain a foundation plan: Obtain a foundation plan from the manufacturer or a structural engineer that is compliant with local building codes and regulations.  We will also use our partners & engineers to have your foundation plan completed.
  6. Obtain a survey: Obtain a survey of the property to determine the exact location of the proposed manufactured tiny home on the lot.  A plot plan will also have to be created and submitted to the municipality for the permit to ensure it meets all set-backs, easements and more.
  7. Submit permit application: Submit a permit application to the local building department. The application will include the plans, foundation plan, survey, and any required documentation, such as proof of insurance.  Make sure to forward the list of all of the documents you need over to us so we can help you streamline the permitting process.
  8. Pay the permit fees: Pay the required permit fees. The fees will vary depending on the jurisdiction and the scope of the project.
  9. Wait for permit approval: Wait for the permit to be approved by the building department. This process can take anywhere from a few days to several weeks, depending on the jurisdiction. After your permit is approved, then it is time to start building your tiny. 
  10. Arrange Financials:  As you can see, there is a bit of a financial commitment that will need to happen before your permit is approved. This is a very standard practice in any type of home construction.  It is important to obtain financing through your bank or credit union. You will need to ask for a construction loan so your finances are released in stages to your site install team and your manufacturer.
  11. Prepare the site: Prepare the site for the manufactured tiny home by grading the land, preparing the foundation, and installing utilities. Be sure to include all costs of the site install in your budgeting.  It is most likely the municipal services will have to be extended to the tiny home site. (If you do not own the land, this is likely a cost that the land owner will end up investing in.)
  12. Build your tiny home:  This is another process, that we, at Teacup are experts on. We build your tiny home in our shop, take care of all of the inspections, and then we will load it onto a semi-truck with cranes to have it shipped to you. 
  13. Deliver the home: Arrange for the manufactured tiny home to be delivered to the site.  This will entail that tiny home being craned off the truck, or backed in. Most often, if you are building an ADU (accessory dwelling unit) or a secondary suite in a developed neighborhood, you will need a crane to offload the tiny from the truck. Many times the units can be craned overtop of existing homes or structures for better access.
  14. Install the home: Install the manufactured tiny home on the foundation according to the manufacturer's instructions and the approved plans.  Certified trade professionals will need to be hired to connect plumbing, sewer, gas, and electrical services.   Your tiny home will need to be skirted in accordance with CSA codes. 
  15. Schedule inspections: Schedule inspections as required by the building department. These inspections will ensure that the work is being done according to the approved plans and building codes for your site installation.
  16. Obtain final approval: Once the work has been completed and all inspections have been passed, you can obtain final approval from the building department.
  17. Obtain occupancy permit: Obtain an occupancy permit from the building department before moving into your Teacup tiny home.
  18. It is important to note that the requirements for obtaining a permit can vary depending on the jurisdiction and the type of  tiny home being installed. Make sure to carefully review the local requirements before beginning any construction or ordering your tiny home.
